Patrick is a partner specialising in all aspects of property litigation, in particular commercial landlord and tenant disputes (for example dilapidations claims, lease renewals, disputes concerning applications to assign) general property disputes (restrictive covenants, easements, rights of way, adverse possession) and advising on judicial reviews and statutory challenges.
He has extensive experience of working on high-value disputes including ongoing litigation valued at over £2,000,000 in respect of liability for the cost of track diversion works by a statutory undertaker.
Patrick acts for a range of clients including the BBC, English Heritage, Freightliner Limited, Gala Coral, Bank of Ireland and Wales & West Utilities Limited.
He has had conduct of two successful Court of Appeal cases, from the Technology and Construction Court in the reported case of Tube Tech International Limited -v- Technip & others [2005] and Pexton and Another -v- The Wellcome Trust in October 2000. Both cases were also successful at the first instance in the High Court (in the Tube Tech case following a two month trial).
Patrick is recognised in the field of property litigation by both Chambers Guide to the UK Legal Profession 2011 with sources saying he is "approachable and explains issues well"
He has written a number of articles published in national journals on various matters relating to property litigation, including recent articles in the Estates Gazette (in respect of the Supreme Court decision in R (on the application of Lewis) v Redcar and Cleveland Borough Council) and the Property Law Journal in respect of break clauses.
Patrick is a member of the Property Litigation Association.
